Neutral when the family isn't
We work to the executor's written instructions and keep records of what sold, for how much, and what was donated or hauled. When an heir asks later where the dining set went, there's an answer on paper.
Sentimental items protected first
Photographs, documents, letters, military papers, and family jewelry are pulled and set aside before a sale is staged — not discovered afterward by a buyer.
Referrals for what we don't do
We are not appraisers. When the file needs a formal appraisal for tax, insurance, or court, we refer to a certified appraiser. Firearms go to a licensed dealer; vehicles and titled property are handled case by case.
Built around your deadline
Closings, guardianship accountings, facility move-out dates, and out-of-state heirs with one weekend in town. Tell us the date that can't move and we'll build backward from it.
Two paths, depending on the estate
Which one to recommend.
A full estate sale nets the most for the estate when the house has depth and there's time to do it right — three or four weeks from walkthrough to empty. Best when the beneficiaries want maximum value and the accounting can wait.
An outright purchase converts everything to one number in a few days, with no public sale at the property. Best when a closing is looming, the family is scattered, or the contents are decent but thin. It usually nets less than a well-run sale, and we'll say so.
If you'd rather not decide, send the executor to us. We'll walk the house, lay out both numbers, and copy you on the agreement and the settlement statement whenever the executor authorizes it.
